Second Home Stamp Refund

Hi All

Quick question please.

I bought home A in June 2014
I bought home B in April 2018 (Home A became a BTL) home B is now my main residence.

Now I obviously paid second home stamp on home B

I am thinking of already selling Home B to buy another new main residence (home C) which I know I would not to pay second home stamp on as its a replacement

Question is Am I eligable for a refund on the second home stamp U paid on Home B since I am selling my main residence within 3 years?

  • Ok thanks and I guess I wouldnt even get a refund as its been more than 3 years? Or would I need to sell house A within 3 years of April 2018 (when I bought house B)?

    If you sell A before April 2021, you get the +3% on the purchase of B back.
    If you buy C before selling B, you pay +3% on C.
    If you sell B within three years of buying C, you get the +3% on the purchase of C back.
    Any future purchase of C, and any future sale of B, does not affect the purchase +3% on B in any way.

    Thats incorrect. The 3 year clock starts from the time you buy the second property not when you bought the first one. Adrian C summed all the possibilities.
