Question for Landlords using letting agents

Nothing to do with mental illness. Just pure antisocial behaviour. They don't care about anyone but themselves.
It certainly seems this way. I just wanted to see if other landlords wouldn't mind being contacted to discuss it as I'm going to try to contact theirs. I have given the agent the benefit of doubt and a chance to sort the issue, but I'm not happy with the progress made and to be fair they aren't the ones living with it night and day. If calming them down would work, I'd be willing to wait it out, but it doesn't work and we all live a life of misery and tiredness in the meantime.0 -
We haven't had a decent night sleep since these tenants moved in. There used to be a family next door and we heard nothing.
We have had 7/8 months of having to go to work on 3 hours sleep. Banging all night, fighting, loud music, shouting, shouting abuse, slamming doors all night, repeatedly walking outside then walking inside each time slamming the doors so loud you jump out of your sleep with fright. It's not little things and I'm not nit-picking. I don't know if it's part and parcel with their mental health issues or if they just don't care. They have issues with us neighbours for starting cars on a morning (8am) and waking them so I hear what you are saying but it's not like that at all.
I wasn't implying that you were nit-picking, just trying to give a broader view of what I expect from my agents.
Having lived in one of those 'nightmare noise' situations, I fully sympathise with you. In the short term, I would strongly suggest that you invest in some good earplugs and a speaker with a good strong bass. At night, use the earplugs and play the lowest three frequencies of this site on the speaker at full volume (using a laptop or iPhone plugged into the speaker, PM me if you need details): https://mynoise.net/NoiseMachines/whiteNoiseGenerator.php?c=0&l=4951550303000000000000 I credit this with saving my sanity in the situation I was in, the combination of earplugs and deep white noise drowns out just about everything, including loud crashes and door slams. It will be hard to sleep the first night or two, but you will adjust quickly and then you will have 'quiet'.
In the medium term, as others have said, start making reports and keeping logs. Also think seriously about moving if you can. I know it's not fair because you're not the ones causing the problem, but even a sympathetic landlord could take a very long time to get people like this out.
Edit: I used the site and a good speaker rather than a dedicated white noise machine because those give you very little control over frequency and often aren't equipped with a good bass, which is essential to drown out impact sounds like door-slamming. They are also stupidly expensive and useless for any other purposes, at least the speaker you can use for other things during the day.0 -
Dear OP
As others have said, different landlords have different views.
The way you describe the gorp of people, I'm surprised the council and police are not already involved.
Let's say the LL is a good bloke, kicking them out legally will, may take months and they will make your life more miserable
We live in what we believe to be a nice area and a few years ago next door moved and decided to rent out their home. This first lot were trouble took them a year to kick out - so we and the neighbours had a cant that the letting agents, them and us would interview the tenants - so far all is well
I hope it works out for you but be prepared for it to get worse before it gets better as creatures like that can get really nasty.

Thank you. I realise you weren't saying I was nit-picking, I just wanted to make sure people realise it's not just silly reasons for complaint. Our lives are pretty much dictated to by how much sleep they let us have, how their mood is and what drug they've taken that day.
We do listen to sounds at night, which tends to be brown noise at the moment as it helps drown the majority of it out although it does leave the ears feeling sore. I can't wear ear plugs however as I have tinnitus and a young child. The other issue with that is although we don't want to be disturbed in the night, we do need to know if there's someone on our property as the tenants are known for burglaries. I know, lovely to have in the neighbourhood. We're just doing what we can to try not to be disturbed and to stay relatively sane, which is proving rather difficult at times lately.
We are seriously considering moving, however there's nothing available locally at the moment. I've even approached houses for sale in the area to see if any would rent instead. I'm my father's carer so I can't move too far from him, my child's school is local as are our family. I am trying to see if they can be moved while also looking into moving myself and see which happens first.0
