What are my rights with letting agent?

    I have now spoken to the estate agents who have given a better explanation:

    The landlord only bought the flat 10 days ago. Both he and the estate agent have spoken to the freeholders who have said that the no pets policy is more aimed at dogs who make noise when the owners are not there, so have said a cat will be fine. The landlord wants this in writing (obviously). However (this is where the issue currently lies), the freeholder will not give the landlord this in writing because the landlord has not received all of the paperwork which shows that he actually owns the property, thus being unable to prove currently that he does actually own the property. His solicitor is chasing this up this afternoon/tomorrow.

    The estate agent has told me with "99% certainty" that there should be no issues, other than a slight delay on moving in whilst the landlord's solicitor chases up the paperwork with official proof of ownership. Once this is done all should be okay fingers crossed.

    Myself and my girlfriend really do not want to give up on this flat as it's perfect for us, a major upgrade on our current flat.

    Apologies for lack of knowledge and correct terminology, I'm still young and naive and learning about renting.
