move down or rent

my friend has a 4 bed property which he wanted to sell last year but the stamp duty was affecting his house as it was in the 270 bracket his house has been valued at approx the same this year as he was waiting to see what happened but nothing has he was considering selling and renting a smallerproperty for a couple of years to see what happens with the market but some professional people have said it may be more wise to buy a smaller and cheaper property move down then wait then move back up and the smaller property may go up in price more because they are in demand more and the stamp duty problem is solved

  • I'd ask your friend why does he want to sell... Is he looking for long term home stability or to make a quick buck from houses? If he just wants to make money from houses, then I have no clue as no one knows what the market is going to do, educated guesses are the best you will get.

    If he wants a home to live, then he just needs to decide exactly what he wants and go for it.
  • he wants to move to a bigger house but cant afford to at the moment so hes trying to plan for the future by taking a step back he also feels the stamp duty situation is stopping him from moving forward because it stopping his house from increasing in price sto he feels at a dead end
