hips are getting bigger

heard from a friend today that home information packs are going to expand next year to buy to lets and then onto pubs,clubs, shops etc etc

    WHy would a BTL need a Home Information Pack? Are you talking about an Energy Performance Certificate?

    There isn't even a date for HIPs being extended to 1 and 2 bed properties yet :confused:

    From October 2008 rental property will require an EPC, but is only required upon change of tenancy - this will be valid for 10 years. However, there is a rumour that this may be brought forward to April 2008, as small commercial has now been pushed back to October 2008.

    Regarding 1 and 2 bed properties - expect a commencement order to be laid today, with rollout approx 3/4 December.

    Home condition reports are purely voluntary and at this moment in time are not a mandatory condition of any selling/renting process. There is a lobby group attempting to reinstate this as a mandatory component, however, as there are not enough qualified Home Inspectors (the only people who can undertake the HCR) this is not looking particularly likely.
