Faulty 2nd lock replaced but no keys and faulty washing machine!!

Hi All,

Having issues with the the letting agent need some advice and where I stand in terms of the law and what I should do?

1. the second door lock on the property developed a fault and was replaced by the agent however only one key was supplied (not two we had originally one for each tenant). Agent has said just get another key cut but don't see why i should waste my time and pay for a replacement?

2. Washing machine drawer is not draining of powder or softener and clothes are not being washed correctly. We have previously had an engineer sent out by the agent who blamed it on the coin catch and charged us. This has fixed the issue temporarily but now its back and have used calgon to try and remove any limescale/blockages but hasnt had any improvement....agent has request us to fully clean the inside of the drawer but not sure this is my job?!

Any advice would be appreciated!

    Yes, cleaning the washing machine is your responsibility.

    It's a house you're renting, not a holiday let. Cleaning of the appliances, oven etc are your responsibility.

    You have a duty to act in a 'tenant-like manner' which means undertaking the normal everyday jobs of a householder. Changing lightbulbs, cleaning windows, re-setting the trip switch when it trips, mowing the grass, and, yes.... bum-wiping!

If not, you don't have a right to demand one. Effectively the inventory of items you were provided should be amended to only 1 key for that lock, so that's all you have to return when you leave. If you want to cut an extra key or 3 spares, that's up to you.

Barring evidence you have to the contrary, if they determine you caused it then you should pay. This has fixed the issue temporarily but now its back and have used calgon to try and remove any limescale/blockages but hasnt had any improvement....agent has request us to fully clean the inside of the drawer but not sure this is my job?! - of course cleaning appliances is your job!

    Cleaning is your job.. if you don't then the LL can charge you at the end of your tenancy.
    You only have to return the number of keys you were given. Getting extra keys for your convenience is your job.
  • What does your agreement say about white goods? Increasingly LL are not taking responsibility for them, if they break you need to replace them yourself

    Do you expect the agent to send out a drawer wiper every time you use the machine? Sheesh!

    Surely your mother told you that the flange should be dried and the drawer taken out and drained every time the machine is used?

    And a regular deep clean/boil through? (Dettol/Dr Beckmann etc)

    Really hoping op is a first time renter who is around the 17/18 year old mark. Otherwise the mind truly boggles.

    (That said I’ve been private renting since I was 18 and never thought of asking a LL to clean my washing machine drawer out ��)
