Rising damp not picked up on full building survey

    Most people go for the standard survey that is for the benefit of the mortgage lender and what they look at is - is the property still standing, is it worth at least 50% more than the deposit and that is it.

    Your rising damp appears to be on steroids but my guess is like the others have said ie roof, chimney but not rising damp.

    Fixed that for you.

  • I had a costly full building survey done.
  • it sounds to me that there is a leak as well. We did have a long hot summer without much rainfall, so if it is to do with water coming in from the chimney it may well not have been visible when the surveyor went out.

    first thing to do is to find out what the problem actually is. then when you have the diagnosis if it's something you feel the surveyor should have picked up, you can then make a formal complaint using the surveyors complaints process.

    hopefully it will be something with an easy fix!

    Unfortunately, that's still a GP's report, albeit a more detailed one. A Chartered Surveyor is still not an expert in property problems and had there been a high moisture reading at the time, specialist advice would have been recommended.

    Sounds like a roofing/chimney issue. The surveyor 'may' have missed it - you could maybe be looking to raise the issue with their governing body along with photos. You could at least look to have the cost of the survey reimbursed in the circumstances surely?

    The vendor will have been aware, proving that however could be another story.

    On the upside - if it is a roofing issue - something as simple as fixing a couple of tiles could sort it (given adequate drying time) - depends on how long this has been left to continue.
