Prob wrong thread for this but I need some advice. Basically we moved into our new property two months ago. The other day when painting the kitchen ceiling noticed a small drip leak coming from the flat roof.
Have been up cleaned debris etc, and had roofer around this morning to check the problem.
First thing I said to him as via paperwork we have proof property information, does state flatroof last replaced 3 years ago as per old seller.
Roofer said should not have any leaks within 3 years as flat roof should last between 10 to 25 years.
Anyway he went up and said nonsense regarding 3 years last replaced, whoever did it has not even put proper felt down. Seller prob did it as they where selling.
Could anyone give me any advice, roofer said understands money issue as Xmas etc, can do job ASAP and wait for money.

What did your survey say about the roof?
So the seller said "it was replaced three years ago". Was there any invoice from the company that replaced it, and a warranty...? Or just a tick in a box?
Your roofer actually agrees it may well have been replaced three years ago... but by either cowboys or a DIYer. And we're back to the question over paperwork.
Or maybe the roofer's simply giving you the ol' teeth-suck "that'll cost you..." routine?
Anyway, it's your roof now. The time to check on condition was pre-purchase.0 -
If the sellers did it themselves, and did a terrible job, that's unfortunate but they haven't lied. You needed to satisfy yourself during the purchase process that you were happy with the condition of the property throughout, so I'm afraid you're probably going to have to chalk this one up to experience. Hopefully you didn't spend every last penny buying the property - it's important as a homeowner to always have some reserves for problems like this.
I share your pain as we also had a leak in a flat roof which the roofer said was because a terrible job had been done on it previously, though in our case we did at least get a year out of it after buying the house before the leak started!0 -

The wife has emailed solicitor but I just agreed to make her happy, I can't see us getting anywhere but said worth trying I suppose.
Seller was bit naughty to be honest did not leave a whasing machine in when they said there was one, dishwasher did not work and that was included. Gas hob broken, extractor did not work.
Little things as well around the house, very frustrating. But the wife had her heart over mind set on home.0 -

Get on with fixing 'em, forget about 'em, and enjoy life there.Little things as well around the house, very frustrating. But the wife had her heart over mind set on home.
Letting 'em niggle you is the best way to spoil your enjoyment, WAY out of all proportion to their reality...0 -
You know what you are right, at least the roofer said no worries regarding payment can wait for that. I have that in writing by the way lol0

The argument you could make is well the buyer would see on the paperwork flat replaced yes if so when 3 years. Well flatroof still has a gurentee 10 years. So you would be like we'll its okay under gurentee right?
I do know they took out indeminity insurence the seller that is.0 -

That's the right strategy. Have to keep the wife happy. You can also pretend to agree ��0 -
Yeh the leak is still there went up put sealent on made guttering better no joy.
The money we had was spent doing stuff that needed to be done, main thing was the huge trees at the front of the house. They had just grew out of control, ridiculous lucky for me I have a mate who is a tree surgeon none him for years. He trimmed all the trees 3 days work at a really cheap price.
The only thing we can do is basically save up to pay to get the whole felt we done etc with a roofer. The quote is 4 and a half grand so we need to start saving after Xmas the wife doing extra shifts.0
