Might also be worth speaking directly to the sellers of the bungalow to ensure theyknow she is sincere with her original offer. She does not know wha the agent might be telling them......
I second this, I'm always for making sure that unscrupulous agents etc are brought into the light....
How much you sell your house for is none of the other sellers business. When selling you only accept an acceptable offer - they accepted, so unless they get a higher offer then it is still acceptable as is.0 -

I third this. I think most estate agents need to be brought into the light because most of them are unscrupulous. There are the exceptions to the rule. It's a phenomenon known as a "Black Swan Event" The black swan theory or theory of black swan events is a metaphor that describes an event that comes as a surprise, has a major effect, and is often inappropriately rationalized after the fact with the benefit of hindsight. The term is based on an ancient saying that presumed black swans did not exist – a saying that became reinterpreted to teach a different lesson after black swans were discovered in the wild.
The theory was developed by Nassim Nicholas Taleb to explain and taken from Wikipedia:
The disproportionate role of high-profile, hard-to-predict, and rare events that are beyond the realm of normal expectations in history, science, finance, and technology.
The non-computability of the probability of the consequential rare events using scientific methods (owing to the very nature of small probabilities).
The psychological biases that blind people, both individually and collectively, to uncertainty and to a rare event's massive role in historical affairs.
Unlike the earlier and broader "black swan problem" in philosophy (i.e. the problem of induction), Taleb's "black swan theory" refers only to unexpected events of large magnitude and consequence and their dominant role in history. Such events, considered extreme outliers, collectively play vastly larger roles than regular occurrences.[1]:xxi More technically, in the scientific monograph 'Silent Risk',[2] Taleb mathematically defines the black swan problem as "stemming from the use of degenerate metaprobability".[2]
I strongly recommend the book but essentially it means an unexpected event can happen and when it does happen people are very unprepared for it. So with respect to this thread it means there might be genuine honest Estate Agents but it would be a "Black Swan Event" and you might not be prepared for it. Just because you've never seen one doesn't mean they don't exist.
Do as the group of people who write on this thread who are the most wise and most sage and suggest that you
1. Accept the highest offer for your dear mum
2. Ask the estate agent if he or she has told the vendor of the house that your mum wants to buy that your mum has had her offer increased?
3. Keep the agent onside and try not to let your true feelings shine through (Discretion is the better part of valor) and explain to them that your mum needs the extra money but can't increase her offer
4. It's important to keep the Estate Agent onside because due to their deceptive nature they are effective manipulators and therefore they can use weasel words to "persuade and influence" and if for any reason they don't want your mum to buy the house she likes they do have the power sometimes to effect the situation depending on how much rapport and trust they've built up with the vendors.This is a system account and does not represent a real person.
