Paying for repairs in a flat

Hi,
I'm a fairly new home owner, so I'm not 100% up to date with all the rules and obligations that come with it.
I life on the first floor (top floor) of a 4 flat maisonette. So there's another first floor flat, and two ground floor flats in the building. All with their separate entrances.
If, for example, a part of the gutter needs replacing. Does every flat owner needs to pay an equal part for those repairs, even if the part that needs replacing is only a part of one person's flat?

Is there a management company that you pay to every month / year? No lease, I'm the home owner (it's in Schotland). No management company either.
This is what the deed says, but I don't fully understand it (I've change the street name to ****** for privacy reasons).
Subjects 5A, ******* within the land edged red on the Title Plan being the eastmost house on the first floor above the ground floor at 5 ******* of the Tenement 3, 5, 5A and 7 *******. Together with a joint right with the proprietor of the westmost dwellinghouse on the first flat entering from the common passage and stair 5 ******** in and to the said common passage and stair and the main doorway giving access thereto from ******* and expressly declaring that the said doorway, common passage and stair so far as mutual to the said two dwellinghouses shall be maintained by the proprietors of the subjects in this title and by the proprietors of the said westmost dwellinghouses on the said first flat jointly and together also with a right in common with the other proprietors in the whole tenement of which the subjects in this title form a part in and to the solum on which the said tenement is built and in and to the drying ground and washinghouse behind the said tenement and also in and to the gable and other walls of the said tenement and the roof, rain water conductors, soil pipes, drains, water pipes and all others common to the said whole tenement.0 -
I think that means you all share in it but I'm not convinced it says enough - you might need to refer to the Tenement Management Scheme to fill in the gaps (eg how costs are shared) ...

In Scotland you share repairs for the building it get split by all owners, all mine do and never seen one that doesn't, it seems to be pretty standard.0

It doesn't matter how many floors there are between your floor and the roof. The roof is the roof and it keeps the rain out of the basement just the same as it keeps the rain out of the 1st floor, 3rd floor, or any other floor.0 -
