Demolishing and building a new house

I am looking at demolishing a semi detached house and rebuilding a 3 bedroom bungalow. How much would this cost based on a pan average specification? I live in Bedfordshire.

    Probably best to get some actual quotes from local builders with experience of this sort of work. As it’s a semi detached property you’ll also potentially have additional costs relating to the party wall and the roof and potentially getting released from any rights of support your neighbour may have against the property.

    This doesn't sound like a sensible idea. Demolishing a semi, will not be without problems which could prove costly. Only a local experienced builder could give you any idea of the costs involved in your project. I doubt many people have tried to do similar

    The planning office mightn't be keen on altering the street scene if semi-detached houses are a strong feature of the street. Supporting the neighbour's house will be interesting and expensive.

    Waste removal costs vary across the country - they're very high in London.

    We are building our own three bed bungalow at the moment (although it should really be four) and our budget is £240k which I fully intend to sail straight past, because it is de rigeur.

    Is it even feasible to do that, permission from the council ?
  • Is £240k just the building cost or does it include land etc. Seems quite high if you don’t mind me saying.

    You asked! We have a very good specification using SIPs but we're builders and so it won't cost us as much as it would others. It's actually only £1250 a square metre at that budget as the house is 5.5 metres tall and we are using the loft space.

    Bungalows are more expensive to build per square foot than other types of house because there's little economy of scale, so it's a good idea to use the space above. There's £25k alone in the footings of our house.

    It didn't include the land.

    I can’t understand how building costs are so high. Out of the 240k how much of that are material costs?

    Surely it would be cheaper to build a ground floor extension and redesign the ground floor layout to provide the equivalent bungalow floor area, while keeping the first floor as is.

    I've just padded out my post but how much do you expect it to cost to build a house?

    You asked a very general question and got a reply from an experienced builder building a very specific house. You may want something smaller but have massive demolition and rectification costs that I don't have.
