Worry about employment with tentant referencing checks...please help!!!

Hi all...
ANY information would be greatly appreciated regarding the following...
Me and my partner (25 & 27) are moving to Leeds in the new year. We found the most perfect apartment.
His credit rating is perfect, mine is not. I have a few late payments and one default but I have downloaded every single credit report of mine, I have no CCJS, IVA and not bankrupt. I even went as far as paying for a check of my own to check myself as a tenant and I got 567 and PASS with recommendations, I got PASS on another one.
Anyways, we are BOTH in temporary long term employment, my employer is aware the tenant referencing company (van mildert) will be contacting them and she is willing to state this. Would they contact her via email or telephone?
However, our monthly rent is £1100 and I earn £12,000 a year plus student loan whereas my boyfriend will be on £40,000. Therefore, I would be paying 400 a month and he will be paying 700. There was no way of stating this on the tenant referencing forms.
I found that our combined annual income is over £55,000 and I worked out the annual income x 2.5 in the apartment would only be £33,000. Would they combine our salaries whilst referencing?
Anyways... I am absolutely past myself with worry waiting for the results, I really don't know if our long term temporary employment is going to be an issue? I do have a few interviews secured for PERMANENT employment when we get to Leeds, however, I can not do that before moving in, as we aren't in the city, I'm hoping they take this into consideration?
If anyone has ANY information regarding any of this, please please let me know, I would really appreciate it. We paid £200 EACH just for this referencing and it is non refundable...
We submitted the forms to the tenant referencing company yesterday (Saturday). Does anyone know how long it takes for them to come back?
:j
Thank you in advance!

Your question is probably better suited to the House Buying and Renting board as members there will have knowledge of the referencing process.

Looks like it's already posted on there & this one is a duplicate thread.0

When's your end date in your current job? I work contracts so I've been in a similar situation in the past. My employers have just said I am employed by them, they didn't put an end date in.
You should be fine in regards to your joint income, what if you were at a stay at home parent, then it'd be a joint income anyway. I wouldn't worry as much as you are. I think you're worrying a bit too much about the referencing check. You sound like you earn more than enough between both of you.
Also just so you know a permanent job is never secured, they could still let you go at any point in the first 2 years for no reason.
No idea how long the checks take, have you asked the agent/landlord?0 -
Wow Sharon - thank you so much for your reply, this has really really helped me :-)
Basically I don't have an end date, I had to put one in the tenant referencing so I put a year from now. We are looking at a years tenancy agreement so a bit worried as to whether when they contact my employer, she said to me she is just going to confirm I'm employed and it's long term...
I am massively worrying...it's awful isn't it. I did ask and he said it could take anywhere up to two weeks, however, van mildert (referencing company) state a two day turnaround...so we should know by mid week.
Did they ask you for anymore information regarding your temporary employment?
Thanks!
Did you pass yours easily and did your employer just confirm it for you?
I really really appreciate your response. :T0 -
Where are you renting an apartment in Leeds at £1100 a month? That’s bonkers money. Me and some uni friends rented a 4 bedroom house for not far off that amount. They will be doing you a favour if you don’t get it. Look at burley park/ headingley/ yeadon/ guiseley and the like. You’ll get much more for your money or pay much much less plus there’s plenty of transport. That’s bonkers rent:T:T  :beer::beer: to the lil one

Hey! In Mabgate...it's really close to John Lewis! That's why I'm super worried about failing this check as I've paid £200 for it!
Have you been through the same sort of checks before?
Thanks!:beer:0
