Very wise. Minefield is a very apt description. Good luck with it all. You might save a lot if you do some of the donkey work yourself. Re the sitting tenant how and where do I find out? I found a letter from my late mum to a solicitor advising the solicitor ‘.......you will not exchange until 1) it is agreed that the tenants are the couple living in residence now and 2) That there is no interested party that will take over from them once the tenancy ends’. Haven’t found anything else apart from letters advising that contracts have been exchanged etc0

I've just checked my own RICS report that I got last year
It is 21 pages long and amongst the stuff is a page detailing the expertise and registered RICS qualification number of the professional valuer, the terms of reference and the basis of the valuation with reference to various RICS guidance and practice notes.0
