    The OP says the developer has already purchased plots to the right, which suggest this is needed either for access/utilities or to extend the development space, rather than build house in isolation.

    OP, it does sound like a great position for you, but keep in mind if you price too high then the developer may alter his plans/find another route.

    It's not a stand-alone house plot. It's the size of the plot which the OP is proposing to sell, to be merged with the other plots (the size of which we don't know). We know nothing about the proposed layout of the development (or even that it's residential).

    The key issue, alluded to above, is what happens if the developer cannot buy your garden, will a smaller development go ahead or will he have to back out (in which case has the developer actually bought the other plots or do they just have an option on them?) If hes bought them then that pretty much guarantees a development, how detrimental to your house and life style woudl that be?

    A friend of mine was effectively blackmailed into selling his house/garden because his plot, whilst valuable, wasnt vital, which meant if he didn't sell, the development would go ahead anyway and he'd have gone from living in a semi rural setting to being significantly overlooked by the houses on the edge of a smallish new housing estate with a fair bit of additional traffic compared to pretty much none.
  • 30m x 6.75m is not really a "large chunk" of garden.
    That would be slightly more than my entire garden :-P

    Developers may be squeezing in as many houses as they can in Christchurch but I don't think that any body would be able to build a house as narrow as 6m.

    Can confirm they can and have done for many years. My previous house was about the same width and it was far from a new build.
