Yes, we are aware, but we do want to complete and be out of the apartment by this date.

Anyway, we just chased the Estate Agent to see where things are but we couldn't get through.
After an hour their Operations Director who was our main point of contact rang us to say that he left a month ago due to company financial difficulties and he is confident the whole estate agency was shut down so that's why we can't get through!

So what is happening now?? We have already phoned the solicitors and expressed our concerns, they said this shouldn't be an issue???:eek::eek:

ofcourse it shouldn't be an issue. the agents aren't anything to do with the sale.

Thanks Comms69, so is this situation of any benefit to the seller and the agency fees?

Probably not. Administrators will in all likelihood collect the debt to try settle with creditors

If it's solely to update the register re one if the joint owners passing away then that would normally be done in a matter of days if correctly lodged.

If it was a Transfer of the whole legal ownership for any reason then the average timescale is 9 working days, again if everything is in order.

The scenario Pants199 is referring to I suspect is not relevant here. The type of applications which can take months are a first registration, a transfer of part such as a new build, or a new lease. None of those seem to apply here

The only bit that does worry me is that if it was in joint names and one has died you shouldn't need to update the register before selling. So it may not be a simple update recdeath certificate. But again you should not be looking at months anyway

Do you know the title number involved?

You can also expect your solicitor to randomly shut down Xmas week... it never occurred to you to check with them about such an event occurring... so it'll take you by surprise.

Phone them to ask.... better to know now.

I never bother checking if my EA or solicitors will close over Christmas as I thought that's what they all did?
