Wayleave compensation

I have purchased a property that has electricity poles and wires crossing the land. The previous owner was receiving a wayleave payment, although only seemed to realise they were entitled in the past few years as they had the six-year backpay as well.



Whilst looking up who to contact to advise a change of name I came across an article about wayleave compensation - https://www.theguardian.com/money/2015/oct/31/power-electricity-poles-wires-compensation-claim - where people were purportedly receiving a few thousand in compensation.



If compensation has been paid before you can't get it again, but does receiving wayleave payments mean that you couldn't get compensation?


I'm a bit confused as to what the article is suggesting...

    The article is suggesting if your property has been devalued by the poles and line that a compensation payment might be available. I would suspect in your case as you have bought the house with those existing, that that equipment was taken into the account in the valuation that you would not be compensated as you had already taken into account those items when you bought the property.
    That aside, you would certainly be eligible for a wayleave payment. Please do bear in mind that you are most likely to only get one payment every few years.
  • Thanks for the reply. I have another property that receives a small wayleave payment once a year, and the previous owner was receiving once a year as well. I just couldn't understand why someone would be getting thousands of pounds!
