We are looking to do a substantial side return and dormer extension which will be tight to achieve within budget. Do you have any cost saving tips and advice on how best to keep costs down via the builder. Do you need to oversee the sub contracting for example?

Ensure that you have planned it to the nth degree and set a detailed specification so that the likelihood of any extras that could have been forseeable is reduced.
Still expect unforeseen issues and expect to go over budget. A contingency is essential.
There is the potential to save something if you organise subcontrators yourself and don't contract one company to do the lot for you, but you will incur some costs and extra time on slight ineptitudes.
Do all due diligence on whoever you hire so that you aren't left in the lurch with no money to finish.Everything that is supposed to be in heaven is already here on earth.
