Bathroom & cloakroom refurb cost.

Hi,

We have recently bought a new house, and are in the process of updating it.

The bathroom is original from 1960 ish when the house was built so is being fully refurbished. Its small measuring 4.2sqm.

We have had a quote of £11,000 inc VAT for the bathroom and £5,200 inc vat for the cloakroom.
This includes removal and disposal of all current fittings and tiles, vinyl floor.
full skimplaster of all walls.
removal of old loft hatch and making good plasterboarding / skimming of ceiling.
Install of new bath, sink, toilet, shower and tiling full height around bath, half for the remaining approx 13sqm in all. Untiled to be painted.
ply over floorboards with supply and fitting of karndean floor.
Supply and fit heated duel fuel tower rail. Supply and fit of 3 x led spotlights and 1 x extractor led light.
Boxing in of pipe work, fully re plumbed.
Bath with be a steel Kaldwei, taps Grohe and shower aqualisa so all decent makes we are told.
Similar scope for the cloakroom bar the loft hatch removal etc.
Does this seem reasonable a full refurb taking approx 12 days for the bathroom and 8 for the cloakroom, we are in the south east

    Seems slightly expansive to me but not overboard, maybe you have a lot of plumbing and more loft/ceiling job than mine. My bathroom is almost the same size as yours, 4.30 Sqm, and I'm also converting a cupboard into a small WC room. Bathroom itself costs £5000 for basic range and £7500 for higher end range suite and tiles. WC will cost £1000 to convert including make good of the wall with painted finish.

    For the spec you have, £11000 is a decent price, as is the price for the cloakroom. They are specifying decent brands, so its on the money.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Our bathroom was larger than your, complete rip out out refit and tile was £4000 for labour. Took 2 guys about 10 days. I specified and paid for the furniture, fittings and tiles separately myself ( about £2500 inc seperate stand-alone shower).

    Good spec products and South East labour rates, so even though it looks high on the face of it, it is probably not that far off given the material spec.

    I would get a second quote though to be sure. 8 days to do a cloakroom seems like quite a long time to me.
