Building plot worth the risk ?

    The plot isn't that large - 55 ft x 84 ft and given it's in Northants, £175K seems excessive
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    On top of the road, looking at the planning decision shows that it was refused by the council and only granted on appeal. So varying the permission for a property different to that granted may not be straightforward. Work has to be started by three years of the May 2017 appeal outcome. So let's say you get an offer in and accepted by Xmas, and complete on the plot by March. You've then got just over a year to get any design variations drawn, submitted and approved - and get the contractors appointed and started on the groundworks.

    Site access is straight off an A-road busy enough to justify a bypass, and it's only a mile and a half over flat fields to the A6 trunk road, with a mile over mostly flat fields to the A14 trunk road in another direction. And that's before they build the bypass 400m away from the end of the garden. So that'll be main roads in three directions.

    It's an odd shape of site, and not that large - only about 16m x 25m plus the access spur. And you know that the immediate neighbours, who are RIGHT on top of you, will only ever see you as the pound signs exchanged for half their garden.

    As for site price, what will the house cost to build, and what will it be worth when completed?

    The Last paragraph was/is my main concern.

    I know you shouldn't look at property purely as a cost to profit unless your a developer, but even as a private one-off build for yourself im concerned it would be in a lot of negative equity, probably even more so if/when the bypass is built not knowing how intrusive it will be (both noise and visual impacts).

    And has been pointed out, to get accurate costs, quotes and expert opinions on all the above, time is not on your side with a red line start date.

    Also, how would a mortgage company look at this as im sure they wouldn't lend on something that could possibility drop into NE because of a planned road build unless it's a very small LTV ?

    Would this development seem possible only if you buy and build for cash.

    Having been stuck in Isham traffic on a number of occasions when living in Kettering I would say it's a case of when not if that bypass is built. They have been campaigning for years for it but there is plenty of money with the campaigners and eventually it will get through. It's a nice place but I wouldn't want to live there as it's not really beautiful country land due to the number of major road routes close by and a growing industry site not far away either. I would find somewhere else
