Sdp and lodger

Please help. I’m so confused and upset. I have just been awarded pip at standard care rate. No one receives Carers Allowance for me but I do have a lodger. (I own the house and he pays me rent) he has lived here for 13 years. He is no relative and I do not pay for his meals. He pays me £270 every 4 weeks by housing benefit straight to my account. He is on esa but not pip. As he doesn’t care for me and pays me rent I’m under the impression I will still get sdp but it has gone to a decision maker and I’m really scared I won’t get it. I’ve looked it up and it says if I have a lodger who pays me on a commercial basis then he doesn’t count as a non dependent but I’m not sure what ‘commercial basis’ means. We don’t have a rent book as he has been here for so long . Will I not get the 64 a week sdp as he’s here? I already get his rent taken off my income support
