    Worth noting: the purpose of inspections, in the eyes of the Act that Artful quoted, is to allow the landlord (or their agent) to fulfil their obligations to keep the property in a good state of repair, by checking on its condition and noting what work THEY need to do. However, many landlords/agents misunderstand this, and think that inspections exist so that they can check on whether the tenant is tidying up, mowing the grass etc. These landlords are very wrong, and need it explained to them that tenants can live however they like as long as they RETURN the property in a good condition at the end of the tenancy. (Or at least, a condition matching how they found it at the beginning of the tenancy.)

    I suspect an agent trying to inspect every 8 weeks is probably among those who have misunderstood.

    Spot on Pants; but I suspect agent wants frequent inspections so they can bill the poor long-suffering landlord for them swanning round frequently between their usual work in the Lounge bar of the "Agent's Escort & T*ss*r".
  • I think it's great - tell the agents to inspect for anything that needs rectifying as well. Then you don't have to do it.

    Seriously you tell them what you would accept. You are their customer
  • If you change the locks make sure keep the old barrel to replace when you move out

  • The agent works for the landlord; that is who is paying them.

    I wouldn't expect the inspections to cease. I've been in my property now almost 5 years and still have 3-monthly inspections. I requested this move to 4 or 6 monthly however this was denied. It's annoying but I guess it's just one of those things. If you like the house then it's something to put up with. They should give notice though and be flexible with times so you can be there. I've never had one without me present.
