What to offer...

Any ideas of what to offer and why? I'm new to this forum so it won't let me post links.

3 bedroom house in Barry on Jenner Road for 182,500

    Unless this property is perfect for you for some reason, I think the asking price is a little high. I would make an initial of offer of £178,000 for this property. There are similar three bedroom properties in the same area for £5,000-£10,000 less than the asking price. The fact that the asking price is £182,500 suggests that the seller might be happy with an offer of £180,000, £178,000 is close enough for them to see you are a serious buyer, without you overpaying for the property. If you find problems at the structural report stage, you can come down from this initial offer.

  • Small world - used to live on this road for about 18 months a few years ago.

    Price too high for Barry for that property even allowing for the fact it is Westend.

    Few comments from my experience:

    I was mid rather than end terrace, sound insulation from neighbours was pretty good

    Don't know how far along it is but please visit during primary school hours and pick up or drop off time

    Looks like it's the side where bottom front of house lower than road - good for vehicle noise but if pushchairs/prams are needed, or you have mobility issues it is diffcult with slopes and steps whenever outside

    Finally, if use trains it is pretty close but there are a couple of killer hills on the way home

    Yes...it's right by romilly school meaning it would be busy at school drop off times. There is parking at the front of the property with large gates...does anyone know if people can legally park in front of these??

    Is there a dropped kerb now? On streetview there doesn't appear to be a dropped kerb so you can't park in the drive beyond the gates and anyone can park in the road in front of the gates.



    Don't buy this house if you think you are getting off street parking because you won't be if there isn't a dropped kerb. Don't buy it assuming you will get permission for a dropped kerb because you may not do.

    Sounds like it is the side I suspected and I know - with the steepness re front gardens off street parking may be a problem, but being end of terrace do have a bit more width to play with.

    From memory mostly could park close to house if not outside on the road - and I wouldn't want to reverse out of a drive onto it - but the crucial bit is where it is in relation to primary school


    Not far from where I am going tomorrow - excuse for an explore if this rain clears

    Really interesting...thanks guys. There is space for a car...and the agent has says off road parking but without a dropped kerb I'm guessing it actually isn't?

    I don't know anything about dropped kerbs...how are they granted?? I don't fancy getting 2 small children in and out of a car on such a busy road.

    I don't really mind it being near a school...I'll walk mine to school and so won't be going in and out at that time. I'm currently right by romilly school at the moment and it doesn't really affect me.
