Reference problems for a tenancy

I am trying to sort out a short term tenancy whilst I look for a house to buy.
I have been told there may be a problem with getting a reference. I have been self employed for less than a year which I have been advised is a problem. Is this the case?
If there is a problem with the reference is there a way around it eg larger deposit, paying a few months advanced rent etc.I do not want to ask anyone to be a guarantor as iy looks like a big ask of anyone.

Yes, many landlords and/or agents want proof of earnings, and for the self-employed that can mean several years accounts.
Some will accept advance payment eg 6 months rent for a 6 month tenancy, though some LLs are wary of this as a) it can be a sign of cannabis farmers/working girls (who want to keep the LL at arms length), and it also provides no security for months 7 onwards.

Does previous employment count? I was salaried a few months before becoming self employed and prior to that self employed over 20 years. Does that in any way count?0 -
Simply provide last 3 year's tax returns that show substantial earnings.
All self-employed always ensure expenses are minimised eh?
Many landlords regard offer of 6months upfront as a red-flag warning of possible brothel or cannabis farm.0 -
Try going to LL directly rather than through a LA?
Sometimes other 'old-fashioned' routes like noticeboards in newsagents etc. could work as they can make an assessment based on a visit.
Or try 3 months up front then another 3 months after an inspection to ensure nothing dodgy etc. is being grown?0 -

You need to appeal to the human nature of a landlord, and the hope they can see through reference agencies to understand your position. How long were you employed? Can you prove any savings or other regular income to go towards references? Have you got a guarantor you could use?0
