Will I be in before Christmas?

We are currently purchasing our first home & I am trying to work out if we will be in before Christmas.
We have had the following complete:
Mortgage offer
Draft Contract
Searches
Title report
Home Buyer Survey taking place today with report due within 5 days.
The questions sent to the sellers solicitors are also nearly complete with around 2/3 outstanding.
Is it likely we will be in before Christmas I know as using the H2B ISA it means it takes an extra week as they have to wait for the bonus?

I wouldn't ever do the searches etc. until the survey report is in my hands, if it finds something bad I don't want to have wasted money on things that will be useless if I then pull out. I suspect that you will be struggling to complete in just over 3 weeks.0
