When you say there's no chain involved. What's the position of the vendor. As may well make a difference.0

Don't know Kensington but going from rented to buying an empty previously rented house was about 3 months - depends on area for speed of survey responses as well as solicitors/response the queries and the 2 week Christmas/New Year won't help0
