Multiple Dwelling relief - Stamp duty

Hi Folks,
I am hoping some one has experience of multiple dwelling relief on a house purchase.
I bought a house in July which has a self contained annex (full planning / own council tax etc, all under one title). At the time I paid full stamp duty on the purchase price.
I have since discovered that I may have been eligible for multiple dwelling relief. My conveyancing solicitor says its a specialist area and has referred me to a tax accountant who are willing to look into it for me but want 25% of whatever (if anything I receive back, which may be in the region of £6500).
Couple of questions:
1. Should my original conveyancing solicitor have picked this up?
2. Am I able to apply myself ?
3. How would I know I was eligible / are there anythings I need to think about.
4. If I do need to go through an accountant can anyone recommend someone who doesnt wat 25%.

However since I imagine both properties are on a single Title I suspect the relief won't apply. May be wrong though.
If it does apply, no reason not to apply yourself.
