House ad says no HB

A family member is being evicted from rented property next month. She has seen a lovely house nearby and wants to apply for it. She works but gets a hb top up. I know she doesn't have to declare hb to a potential landlord but the advert for the property says No HB on it. Can she still apply and just not say anything?

I can see two issues with not declaring HB...
First, landlords may ask for proof of ability to pay rent...if they don't believe you have the wherewithal to make rent they won't consider letting the property to you...would your relative be able to show ability to pay rent without admitting to HB?
Second, and perhaps more important...some Landlord Insurance specifically precludes letting the property to people on benefits...sometimes this is just those who are unemployed, but for others it includes those who are working and on HB....if the insurance does NOT allow tenants on HB then the Landlord really DOES need to know your relative's circumstances.0 -
It's not just landlord's insurance which forbids it - a lot of mortgage providers have it written into the mortgage terms as well.0
