New builds have a premium on them because they are new. Once someone moves in they become second hand and drop in value. New houses are like new cars they drop in value as soon as someone buys them and uses them. So a second hand house will not sell for as much as a new house. In a new house the kitchen and bathrooms are new. In your house they are second hand. Your house is now just like any other second hand house.
Your house is only worth what someone will pay you for it. It isn't worth the imaginary number the estate agent has given you or the amount that you need to move. It is only worth what someone else will pay you for it. At the moment no one wants to pay you what you are asking for it.

Haven't read the rest of the thread yet, just jotting down some initial thoughts while looking at your listing with fresh eyes. Sorry if its picky but you did ask!
The lounge looks an odd shape, and as though its a crowded with that large piece of furniture to the left of the TV. Can you retake that picture to look more spacious or get rid of the big unit or whatever it is while you sell?
Bedroom one with the tube map bedding, why is the bed blocking the window and the light? Makes it look like there's nowhere else it will fit.
The black and white tiles in the en-suite are enough to give me a migraine! Not a lot you can do except maybe take a better picture from a different angle so that aren't quite so dominant in the frame.
Bedroom 2 is bland, why do you have office blinds instead of curtains? The bedding is dated and the picture above the bed clashes.
Bedrooms 3 and 4 are also very bland, consider showing them as bedrooms to show viewers they are big enough to be used as such.
The shot of the garden really emphasis how overlooked it is as there is nothing to draw the eye away from those other houses with windows that can see right in! Add some features, get some pot and some reasonably tall plants, borrow them temporarily if needed.
All the bumf in the written description is irrelevant. People want to know room sizes and important info such as freehold/leasehold etc. Not how you felt when you viewed it, you're selling it now so you can't love it that much!
On the plus side it is very clean!0
