Buying a 2nd hand Bellway home... Extensions/alterations & permissions

Hi,

We're looking to buy a 2-3 year old Bellway home. The current owners are buying the Freehold to the property and is nearly complete.

Does anyone know if we would face any further restrictions from Bellway if we were to build an extension to the back of the house or make any alterations inside? I have tried contacting Bellway, but they refuse to answer me under the Data Protection Act.

Can anyone shed light?

    Quite possibly. The previous owner of our Redrow house paid them £200 because they had added a conservatory. The house is freehold so I’m not sure how it was imposed ... covenant?

    Look at the title register for the actual house (£3 from the land registry) and speak to your solicitor.

    This is the sort of thing I would ask my solicitor about.

    Do the deeds give you any information (download a copy from the lard Registry - only costs a few quid)?

    Are Bellway still building on the site? (they're more likely to try to stop you if they are).

    I wouldn't have thought inside alterations would be a problem (subject to planning consent/building regs) but you might find that permitted development rights have been curtailed as part of the original planning permission.

    we bought a new home 17years ago and the developer wanted us to pay for permission to add a conservatory when we moved in. We asked why but they said we needed their permission. We said no, they said fine build it! They asked the same for our neighbours who also said no. Nothing came of it. We had a clause that front doors/garage doors had to be white for 5 years and gardens at the front 'open plan'! It a developer thing xx

    How big is the garden? Modern houses tend to have very small gardens and you have to think of your neighbours.

    Garden is actually pretty huge - The house was used as the show home initially.
