Are EA valuations realistic?

But both estate agents we had over to look at the place valued it at quite a bit more. When sis and I sold our jointly owned house, we didn't take EA's figures into account at all really. Next door sold for £140k about 6 years ago, and the one a few doors up paid (I think, from memory) about a grand more a month later. Those were the most recent sales and they're hardly recent. EA1 said £110k-£120k, EA2 said £165k-185k, EA3 said £200k-£220k. So we worked out our figures and sis said she needed £70k to move on with, which meant asking £140k. I said how about £150k - cos my brain likes round numbers - and £150k is roundier. She agreed. In the end we accepted £145k.

I'm unsure about my spine, I think it's holding me back.
