How Does Renting Work?

So the landlord isn’t renewing my tenancy so I have to find a new property.
I’ve visted 3 so far ( one was earlier ) and not heard anything back.

My question is, is it first come first served or does the landlord/estate agent select which tenant they want ?

  • Unless they have served a section 21 notice, then you don't have to leave at the expiry of your tenancy. Keep this in mind if you don't find what you are looking for by the expiry of your tenancy as it could be good leverage for you against your current landlord.

    re your question - the landlord makes a choice, which can be based on a recommendation by the agent. They will take into consideration your offer, your reference, who you plan to live with.

    You don't have to leave. You can continue to stay there until legally evicted.


    Have you applied for these properties? It's typically first come first served; but some landlord may decide to wait and choose the right tenant. But just viewing wont get you a tenancy.

    The one I went to visit today has sent an application form to the care company (whom assist me a few times every week)

    Does everyone get an application I’m assuming?

    Hi!

    I've rented properties most of my adult life and it really depends on how you come to find the property. Via a letting agent, they will be a gatekeeper to landlords. In my experience, they can be more hindrance than help - from the tenant's point of view! It is a case of first come first served and also if your income is sufficient to cover cost of renting. They check your references, and then based on the checks, they would put you forward to the landlord for their final decision. Sometimes, the landlord wants to meet you first before a final decision, but not often.

    Make sure any promises or agreements are in writing and not just verbal.

    Some agents will accept applications from different people at the same time, then the landlord chooses the tenant. Some will tell you if there are other pending applications on a property. You need to talk to them during the viewing or just after and ask exactly what their process is. It sounds like you need to be chasing things far more than you have been?

    I have a care company look after it all for me. The only application form we received was from the viewing today.

    It's not so always simple as first come first served. When weve been looking over the last 2 years if the property were being let through an agent the agent would send all the details to the landlord and let the landlord decide.

    Sometimes it's just a case of "if your face fits"

    don't take this the wrong way, it is not meant personally...

    the LL or their agent will actively choose who to let the property to if they have a choice between several applicants

    it is human nature to make the lowest risk choice. If the LL "sees" that you are being supported by a care ageny the LL may decide that you could be "more work" than a different applicant, and so you won't get chosen.

    a significant factor may also be if the agent/landlord is aware that you are in any way depending on "benefits" to fund all or some of your rent. There is still a huge stigma associated with being a benefits claimant in the eyes of many LL, and they do very much discriminate where possible. Totally illegal to do so, but proving you have been a victim of such is rather hard.

    as others say, you will eventually be accepted by someone, it may simply be a matter of waiting for that to happen. Why they choose you rather than someone else is possibly something you will never know. It could be, as the post above says, simply "does your face fit"

    After a viewing, they need to ASK the agent for the application form. If you view and then never contact the agent again, they'll just assume you don't want the property.
