We moved into our new build about three years ago and apart from one or two issues that the builder fixed over the first two years we are very happy with it. If we had one complaint it would be the garden and that's due to poor drainage.0

I love my new build, up here we don't have the multi nationals building, just small local builders. Would have no problem buying new again. House did not drop in value as many on here suggest new properties do. We were moving into more expensive houses and worth every penny.0

Thank you for asking the question! We've recently exchanged on a new build and the horror stories have been enough to keep me awake at night! I listened to the Radio 5 Live article yesterday for the family in a Bovis Sheringham house and was so sad for them. They had been forced to move out while the 300+ issues were fixed. I'm hopeful we won't be horrendously disappointed by the property when we eventually get to move in, but who knows. I can totally live with a bit of cracked plaster, or dented door, but I don't like to think of us moving into a death trap!:hello: :footie:0

As with most things in life, people who are happy keep quiet and it's the minority who have had problems who are vocal online.
The main thing with new-builds is they are always more expensive than an equivalent-sized older house, but when you come to sell you don't make that premium back. This matters less if you keep the house for the long-term but I wouldn't buy a new-build if it's only a few-year house, unless the market is REALLY rising.
I don’t know if the market is really rising. It’s where I want to live and the older houses I’ve looked at in the same area sold very quickly0 -

As long as you know what you're getting into its fine. I have no issues with my current home. A few snags (ok about 200 snags but most were small) were fixed in the first year.
Again with the estate charges, educate yourself and you'll be fine
Ive been reading extensively on this. And refused to use the recommended solicitor for fear of things that go unsaid re: estate charges and other covenants.0 -
Thanks for all the replies everyone. From everything I’ve read it looks like small developers are generally better but you can luck out on a big developer. I’m being very careful ( the sales lady probably thinks I’m the most paranoid pedant) I reserved over two months ago and been looking on Rightmove daily and nothing else I like/ can afford has come up in the area0

There are some horror story groups on facebook but the same with any industry. Use a professional snagging service, you'll make your money back easily in what they'll point out for you.
Never had a new build ourselves but our new house was a new build 20 years ago I suppose and doesn't seem to have had any major issues, but will be people that did in the same estate.
My biggest bugbear with new builds now is poor parking planning and houses near to each other all overlooking each others gardens. my friends garden is like the shape of a house and has about 5 houses connected to/overlooking his fence.0 -
Yes, very happy. Very minor snags to be honest. House gets warm quickly when the heating is on, and it stays warm. Hardly hear next door too0
