And it's not just the house itself. Do you live somewhere where people who need to lodge want to be? What are the transport links like - trains, buses, access to motorway?
We live two minutes' walk from the train station, you can get to Leeds in 19 minutes. Lots of the houses around us are divided in to flats.No longer a spouse, or trailing, but MSE won't allow me to change my username...0 -

After some edits my details I have now had two enquireries.
Its certainly does test your attitude, when it comes to sharing your house with someone. The latest wants her child staying over, every fortnight. Should that affect the price that I charge?

1. answer initial questions by email / Spareroom message
2. arrange viewings when you also discuss high level lifestyle points
3. decide and let them know if its a firm No from you, or if you're interested then ask them to let you know if they're interested within a few days
4. Provide a written contract and house rules or meet again to discuss (eg services / things you'll provide, overnight guests, heating, cleaning rota, no noise past x o'clock, etc)
5. Ask for references (to show character, affordability, right to rent checks)
