Maintaining boiler warranty

We are in the process of buying a house which is currently empty (not exchanged yet).
There was a new boiler fitted last year - I have checked on the gas safe register and it was fitted on 23/10/17.

I am aware that in order to maintain the warranty, the boiler must be serviced every year so I spoke to Baxi and they have said that there is some flexibility in when the service takes place but that we should have the service done as soon as possible.

Obviously the house and therefore the boiler is not our property yet so we are not in a position to action this. I have emailed our solicitor for his opinion on whether the vendor has any obligation regarding servicing the boiler, maintaining the warranty of course has no on-going value to them and it is not such a a major issue that it justifies jeopardising the house purchase.

Would a reasonable compromise be to ask the vendor to get the boiler serviced and for me to reimburse the cost when (if) the house sale completes?

    Put in your offer accordingly based on the facts of the sale. You can ask them whatever you like, they can either do nothing or get it serviced (which is around £80).

    I am sure that a couple of months wont effect the warranty as Baxi have already said its fine, if you can get it in writing and get it serviced as soon as you exchange then your a-ok.
