2 cottages for sale - 1 renovated, 1 not renovated

Hi all :)

I am helping my wife sell her late mother's terraced cottage. By coincidence the adjoining cottage has also just gone on the market. Our property is in a good state of repair but not modernised whereas next door has had the full treatment - new plaster, attic room conversion, new kitchen and bathroom and new windows etc. The only other difference is that we have a much larger garden and a newly built downstairs shower room and loo.

They are both in a pretty northern market town which is very popular with commuters to Manchester and Liverpool. They both have off-road parking and are in a very desirable area and are surrounded by much more expensive detached and semi detached 1970/80's houses.

The reason for this post is that our agent advises us to put ours on the market at £165k whereas next door has just gone live with the same agents at £215k.

Does £50k sound like a realistic price differential or is one too cheap/expensive ?
