Completion delay compensation

Options
I recently moved house and on the day of completion I am told there was either a bank error or a solicitor mishap beneath me in the chain meaning that nobody in the chain could complete that day. I had to pay significant removal costs for another day and I'm now being told that nobody is liable for these costs and I have to foot them myself. Surely this can't be right? Help!

I would have thought you should be able to claim off your buyer, who would claim off their buyer etc etc Eeventually the bill would land with the person responsible. What does your solicitor say?

PS good point if it was exchange and complete on the same day. Then you couldnt claim since you dont have an agreed contract until exchange.

    This is the critical question.

If you had exchanged contracts prior to that date then you CAN reclaim your costs.

If you hadn't exchanged contracts, you can't.

Who is telling you this? If it's your solicitor, complain. If it's anybody else, ignore them and ask your solicitor.
