Buying house with unsatisfactory electrical installation report

    If you design and start an installation under 17th, you can complete it to that version of the regs, even if they have changed in the mean time.

    Just buy the house and get your own electrician to fix it on completion.
  • We didn't get an electrical survey done when we bought our house - because it was obvious to anyone that a full re-wire was necessary. And it's never going to get worse than that!! We took the decision that it was better to put the money towards the cost of the rewire.



    It was also obvious to us that the people before us were not being electrocuted on a regular basis and therefore we could live with the situation for the few weeks it took to get the sparks on site. That was 5 and a bit years ago, so although we know that everything is ship-shaped, chances are that someone doing the same survey now would come up with issues - not because there's anything inherently wrong, but just because the regs have changed.



    If you're worried about the lack of RCD buy a couple of RCD plugs to tide you over.

    Yes, I guess they have to allow for slowcoaches like me. It would have been galling if they'd said I had to change my main board to a fireproof, metal one.

    Just had a quote for a Complete rewire of an old Victorian terraced house to 18th edition standards and a few extras for £2380 which also includes new alarm system.

    I hate to be mercenary, but a vendor who'll agree to pay for an electrical inspection can probably be manoeuvred into paying for at least some of the works too...
