Any tips to speed my solicitor up

  • Thanks for all the responses folks, its much appreciated.

I think it is tough to get too shouty in these situations because as its been quite rightly pointed out I will be hoping to be on the priority list when I'm close to the completion date.

I have suggested to this solicitor this morning I could pop by and sign whatever I need to try and speed things up. They replied this probably wouldn't speed things up (I think it would because no waiting for post) because I have requested to exchange and complete the same day. I don't know why that bears any relevance in all honesty

    Why?

Has your lender agreed to that? And your solicitor?

How many in the chain? Are you moving from somewhere else where you need removal bods or to hire a van?

Not something I'd choose to do. Have done before and would be an absolute last resort for me.

Luckily there is no chain whatsoever. The vendor is ready to go whenever. We are currently in the sister-in-laws house which we rent off her. She isn't going to be letting it out for sometime so we don't need to move everything into the house from the start and I do have access to a large van.

I've mentioned it to my solicitor who have noted this but I've not actually mentioned to the lender.

I guess I'm just trying to spend the process up.

Do you still think I'm asking for trouble here?

Sounds like the vendor still occupies the property you wish to buy?

If so, they may not be keen to exchange and complete on the same day. They will not know for absolute certain that the sale will go through until exchange/completion takes place, then they have to completely vacate the property, possibly only with a few hours notice.

That's why it's very common to have a week or two between exchange and completion.
