    Send the notice again with a certificate of posting rather than recorded delivery. Belt and braces send it twice from two different post offices, both with Certs of posting. Recorded delivery just raises a flag. Courts won't believe two letters went astray, so you will be able to take further action such as going to small claims.

    But since the Lessee himself is not at the property I would be dealing with his tenants who have nothing to do with any of it and want to live in peace :)
