Our first house is now on the market, I was looking for honest feedback on the advert please

    You've set it out nicely. Being a bit picky:


    Bedroom 3 looks too small for a bed though, so I think it would have been good for you to have had a bed in there for the photos (made from cardboard boxes if needed!)
    The photos are a bit out of focus, I'd want new ones taking.
    The description "extensively upgraded" has it really? It doesn't look that old and I don't consider redecorating "extensive upgrading". Sounds like they are trying to make it more than it is. Well maintained and modernised sounds better to me.

  • The photos aren't great - 4 and 6 are actually slightly blurry.
    The outside photos were taken on a lovely sunny day so it's strange that the interior photos seem to have been taken as it's getting dark, with all the lights on and the blinds drawn? It makes the house look very dark and makes me think you don't get much natural light.
    There are what look like two dog turds on the decking :o

    You're not gardeners, are you?

    From the viewpoint of someone from 'darn sarth' it all looks very bleak, outdoors. Kerb appeal is definitely missing, but so long as you can find it when coming home from the pub.....

    Indoors, it's what many people want these days, or so we're told. Personally, I think open plan allows builders to save on walls and make the footprint that bit smaller.

    Bottom line: it's not been in existence long, is easy to alter to personal taste and there's nothing awful been done to it, so it's just like a lot of new builds, but hopefully without the price premium.

    It's better than my first house. :)

    I managed to go full stalker. :D Pics are still on Rightmove from when OP bought it, and it had separate lounge, dining room and kitchen. Looks like OP's knocked through to make it one large living space.

    OP - personally, I wouldn't bother getting a bed set up in bedroom 3. Not many buyers actually use all the bedrooms as bedrooms and those that want to are capable of measuring up. We just sold our five bedroom house with beds in only two bedrooms.

    One bugbear of mine - have the room measurement in feet as well as metres. I'm only in my 30s and even I have no clue how big a room is based on dimensions in metres. :D

    Agree with others that for some reason the photos are slightly blurry. Not sure what the EA's done while uploading them to Rightmove.

    House looks well presented though. :) Can't comment on price as I don't know the area.

    The house itself is 26 odd years old, the upgrading comment stems from the house when we bought it had separate kitchen/dining room/living room we made into the open plan space, mono blocked the driveway and built the decking in the garden, astro turf etc.


    However you may valid point about bedroom 3, it can take a bed we just use it as a dressing room, but the photo does make it look smaller than it is granted it is not a massive room mind you, some of the photos are a bit blurry also you are correct

    The weather in Glasgow has not been great :) they were taken on separate days and at different time of the day we have wondered if we should get them redone, but we were keen to get the house on the market, haha we do not have a dog if anything it will be leaves or moss

    you are correct, I can think of nothing worse than the small amount of summer we get to getting out the lawn mower, or being responsible for the plants dying again :)


    The open plan we done ourselves it was originally 3 rooms taken into one, kerb appeal very much typical of modern-ish estates some people will discount it purely on the style but alas there is nothing we can do to alter that :)

    That is correct, I browse it every so often to remind myself what it looked like haha! you make a good point about the measurements some EA use meters some use feet they never really asked us what we thought though nor did I put much thought into it but again any feed back is greatly appreciated, this post has been a worthwhile exercise its given us some food for thought :)

    Presentation internally is good, clean lines, tidy etc.

    What's the downstairs floor tiled with, I like it?

    The kitchen and bathroom fittings look good to me. Looks like you've spent a fair bit on them but unsure if they add that expenditure to the house price?

    Is there a shower over the bath? Bathroom photos don't show a shower and description doesn't mention one.

    The fully open plan is not to my taste. My issues are noise, do you want to watch TV with the dishwasher or washing machine on etc. Also removing walls in the kitchen removes the chance to have cupboards on them so less storage. However if that's the current fashion then it shouldn't matter.

    What is behind the screens across the garden and why are they there?

    The front render could do with a spruce up to get rid of the stains below the windows.

    Could pressure wash the drive.

    Lower side window missing from floor plan.

    Agree with above posters re blurred photos and measurements in feet lacking.

    Would find the rooms description easier to read if it was split into paragraphs.

    My feeling about this house is that I would immediately have to spend money on it redocorating because of the magnolia themed wall paper and the horrible orange splash backs in the kitchen so to me it doesn't feel modernised it feels as if it needs some money spent on it and also on the garden.



    If you are going to dress a house for sale you have to use colours that appeal to as many people as possible or you lose a fair proportion of your potential buyers.



    I also don't like the fact that the kitchen is in the living room it makes it feel like one of those cheap flats where the kitchen and living room are all one room and they are done like that because they are small.
    So in your house instead of giving the impression of space it gives the impression of the house being too small for you so you opened it up. I think the idea was to copy the large open plan kitchens often added to houses in extensions off the back but there is no extension here.


    You don't get extra money for newish but second hand kitchen fitments and bathroom fittings. They are only new when you buy them. They are now second hand.
