    Can't see anything glaringly obvious. Personally I hate one big room and would like the kitchen separated a bit, or at least as a kitchen/diner with separate lounge. But it's only a one bed and many first timers like it all open plan, so that really is just personal taste.


    The small amount of clutter won't be putting people off viewing.


    Unfortunately it only leaves price :(
    PS emoov may not be helping. Many like to deal with EAs still.

  • You might be better keeping it and swallowing the extra stamp duty on a purchase than reducing by too much. It seems like a tidy investment. If you go to auction, you might consider getting it rented prior to that as this will show buyers of its rental potential (but check with the auction company whether this will limit your market - but to me i would think that the buyers at auction are more likely to be investors than ftbs) - its the sort of thing i would go for.

    It is a lovely flat cant see anything wrong with it, think most people maybe put off by again kitchen and lounge together in one room, I had a flat which was like this and I couldn't watch the tv if the washing machine was on it was too loud really put me off kitchen/living areas then. Also maybe it is the price we live in a small valley and our home a 3 bed semi detached was up for £79,950 but we only paid £60k for it so price might be a put off
  • If your priority is to get rid of it, and you are happy to not get much, I don't see why not. 30% below market value based on having no market value because it's not selling means the market value isn't right, if you see what I mean. Depends how desperate you are to get rid. I've thrown away expensive stuff because it's in my way, given up jobs, etc to make life changes so why not.

    I don't think it's hard.


    If you don't mind waiting then the best way to acheive the best price is to use estate agents and have it on the open market. If on-line EAs aren't working well then try a traditional agents. If that isn't working well then change agents.


    If you want a quick sale then go to auction but I'd expect 70%


    I would not use a house buying company who in general have a bad reputation for dropping the price at the last minute on deperate people.



    Have you considered renting it out?
    I am not a BTL fan but if you are prepared for the serious tasks and reposnsibility for being a landlord and the yield looks good then this is an option worth considering.
    I say serious because things like carbon monoside poisoning can be a matter of life and death and (more likely) tenants can be justifyable demanding if they have no heat/water, so you have to take account of the many responsibilities.
  • It’s hard because I’ve had it on sale for almost a year. Swapping estate agents costs money and I paid my current agent full and up front. It’s on the open market and I don’t really understand what another agent can do? Don’t most people look online? Especially Ftb which I think A one bed apartment suits. I’ve rented it out previously (and took it seriously which all the precautions) but I’m not keen on paying all the extra stamp duty.

    Auction seems better then a house buying company and selling takes away extra stamp suty costs. Ideally I’d love a ftb to just come and snap it up cause it’s agreat property but I don’t want to wait much longer to move on.
