Hello. Would be grateful for help please. We are sellimg our house which is in a lovely estate where houses sell in days. We have fitted a lot of furmiture in the house which is solid wood which we are leabing behind. In reality people will be getting a lot. Our home report has valued our house at the same price as an idemtical one in next street which needs updating and has less included ie no porch, shed etc. Is it wromg for me to ask fpr a couple of thousand pounds more than the home report valuation? Thanks

If houses on your estate "sell in days" then I would expect they sell for over the HR valuation.
Put it on at what you want to get for it, and see what happens0 -
If your house is close to the ceiling price for the street it won't make much difference how nice it is, the extra niceness won't be reflected in a significant increase in valuation price.
But you can certainly ask for more than the home report valuation, if you're selling to buyers who've already got some equity. For selling to first-time buyers they're often unable to go much above HR value because of their mortgageability and deposit.A kind word lasts a minute, a skelped erse is sair for a day.0
