Sdlt question

Seeking clarification on the extra 3% sdlt payable for second homes.

Husband and wife own and live in property A (so main residence). Wife also owns property B but has never lived there. Inherited property.

If selling property B to buy new property C, whilst keeping the main residence property A, then I understand the extra 3% is due.

But if selling property A to buy and then live in property C, in effect changing main residence to a new house, then is the extra 3% due.

I was under the impression that you pay 3% if you own another property, which would happen in both cases, but another line in gov guidance talked about replacing primary residences was exempt.

    If you sell your primary residence, and buy a replacement primary residence, then there is no +3% due.

    What AdrianC says, you are replacing your main residence, the extra isn't payable.
    There are plenty of examples in the government docs that show exactly this.
