Newbuild property - extras on res form guaranteed?

Hi,
I'm hoping for some help! I'm a first time buyer in the process of purchasing a newbuild property (have exchanged and am due to complete shortly). On my reservation form I have fitted wardrobes listed as an extra along with 2 other items, but the developer is now saying the inclusion of wardrobes on the form was a mistake and they will not be fitted. The other 2 items on the reservation form are being included without issue. My solicitor is trying to say it's not their issue, and has left it with the agent. However, it was the agent that advised me they would not be included. I'm not really sure where to go with this, or where I stand?
Any help would be greatly appreciated!

speak to your solicitor but they have exchanged saying they will be included.
if they are not included then they should make an offer to make this right - i.e. provide you with the cost of adding fitted wardrobes in to the room would be my only compromise and also something else for the inconvenience.
Did you actually pay extra for these or did they come as a sweetener for paying the asking price?0 -
Do speak to your solicitor but also look at your contract. When we bought our new build our extras/incentives were detailed there.0

Thanks, this is what I thought but it’s difficult to know when the people that are supposed to help don’t seem interested. I actually managed to negotiate a discount off the asking price which is their reason for not fitting the wardrobes. The solicitor was suggested by the developer which I suspect isn’t helping things.0

I would seek the opinion of your solicitor but I would imagine that it will be details of the contract and the paperwork that was signed at exchange.
You need to understand why your solicitor is having none of it. If they agree with the builder in that these are not included then you need to understand why this happened. If they state that they should be included but nothing they can do then again, I would be pushing the solicitor to act in your interests.
As you have exchanged, you are now legally committed but you are right to be concerned with the solicitor not helping you understand what has happened and why.
I suspect that if the solicitor is saying they can't do anything then it would appear as though this hasn't been picked up on properly before exchange.0
