The HA/Builder (whoever is responsible for defects which will be in the home ownership pack) will only be for an initial period of one year usually. After this SO property repairs become the SO responsibilty with the HA only responsible for the structure.
Even then, the HA/builder will refer to the warranty if its not a simple fix. Most manuals list every code in them with a trouble shooting guide. OP have you checked this?0 -
