Hi all I’m in the process of arranging a viewing of a house. The estate agent couldn’t get in touch with the people who own the houe today. This means I have to wait until Monday to find out if I can view it.
I asked them if they had any offered lately. They did say they had one a month again would you say because he is trying to arrange a viewing that it would have been rejected.
The house has been on the market for two and half years now. It’s up for 87k and if I like it I was going to offer 75k to stark with.
I am just worried because the last house I tried to view the agent was going to make arrangements but they wanted details. I have them the information for them to turn around and say they had accepted an offer.
Can I offer them a price before applying for mortgage in full. I have my application in principle.

You can offer whenever you want. Now, before viewing; during the viewing; immediately after the viewing; or later. How seriously they would take the offer if before the viewing is moot.
Yes it's normal to offer and agree a price before applying for your mortgage - so a MIP is fine.0 -
I would make an educated guess that the house has been on the market for that long because they won't accept anything less than the asking price. At least that is the normal reason for houses hanging about that long. Another guess tells me that you won't get this house for £75k. It is possible that the asking price is more than anyone wants to pay but that doesn't mean that they will accept a lower offer. They clearly are not in any hurry to move.0

Maybe they want to make a profit and aren't that bothered about moving so won't accept less than £87K
Maybe they've spent £47L doing the house up and don't want to lose money.
So many variables it's pointless guessing. Just make your offer and see what happens.0 -

Offer low. Very low. Worst case, they reject and you need to offer higher. Just make sure the reason you give is something to do with the house, not because of your own finances.
Don't be scared of basic negotiation tactics. Don't overthink it. Generally in any neogtion, the most bullish party comes up trumps.0
