New Builds in West of Scotland

They are several developments being built in the north lanarkshire area by different home builders i.e Robertson, Millar, Manor Lane
Typical prices are
Robertson Homes:-
3 bed detached 195k
4 bed detached 210k
Millar Homes:-
4 bed Detached (1x Fyne) 206k
4 bed detached (8x Hughes) £219k
Manor Lane:-
3 bed detached 211k+
4 bed detached 220k+
Looking on the housing market, average prices for a 4 bed detached are offers over 160k, and for a 3 bed detached offers over 130k.
What sort of prices should i be paying for a new build property in north lanarkshire area in scotland?
My budget stretches to approx 160k as a FTB so unless i can get a major discount then i'll have to look somewhere other than a new build.

I'd stay wll clear of Robertson Homes, they are only interested up until the point you sign the missives. I've had nothing but trouble since, continuos delays to build etc... very unpleasent people to deal with.0
