You put a large hole in the floor and stained it with red dye. Why on earth should you not pay for it?0

I think the claims are largely inflated and landlord hasn't taken into account age and wear and tear.
£480 for cleaning an oven is a joke, you can get professional in for approx £100.
He needs to prove age and cost of carpet / vinyl. I think normal allowance 4/5 years and it's in sliding scale. If £500 new and old is over this age you shouldn't pay anything.
Despute everything as not realistic replacement costs after allowing age. Has he protected your deposit?Finally Debt Free 24/4/20230 -

Oven clean is £110. You appear to be misreading the list.0 -

Well we can only really comment on the kitchen floor. The other claims you have not provided details so .... no comment beyond saying it suggests less than ideal tenant-like behaviour....
As others have said
* the LL's buildings insurance is irrelevant. He may or may not have insurance. If he does, and he claims, the insurer could claim off you. If he does but chooses not to claim and pay the excess and increased premium next year he can claim off you. If he doesn't, he can claim off you. ottom line is you caused damage so you are liable.
* You could dispute your liability eg by showing the damage was there before you moved in. This seems like a long shot......
* you could dispute the amount, either a) by providig a cheaper quote for a similar flooring including labour to remove the existing and replace. As others have said, my guess is the amount is not far off, and/or b) by quoting 'betterment'
Looking at the photos, that looks like a newish kitchen in good condition. I'd be pretty miffed at damaged caused to the floor......
Thanks for your reply. I will try and get more details up for the other items. The landlord is making it seem like the place is a disaster area. It was very clean, i just jun out of time to do the oven and kitchen cupboards. I spent days cleaning the house and doing all the odd jobs, i tended to the lawn as best i could, i filled and decorated the walls using the paint the landlord told me to use. The paint turned out to be wrong and it looks terrible, so he is charging me for the decorating even though i used the paint he told me to use. I have the texts to prove this.
I do not have a problem admitting the things im liable for but its obvious he is going to town to screw as much money from me as he can. When i left the property he tried to put a pallet on the roof of my car, i had to stand in his way, he let it fall against my car, it bent over my wing mirror and hit my door but luckily no damage was done, so i never bothered telling the police. I want to forget him and that place.
The kitchen looks glossy due to the cupboards but they are certainly not new although they are in good condition.Given you don't seem to be disputing the rest and your deposit is only £1,125.00 and the landlords claim is £2,495.00 - challenging a mere £480.00 seems pointless. Looks like you will lose the lot anyway.
I am disputing a lot of the other things, i was raising the issue of the flooring first due to my insurance not covering it and his insurance not being used either, so im gutted my insurance have let me down. I just thought contents covered all flooring but its not the case.If the LL is awarded compensation from your deposit for the state of the floor he is under absolutely no obligation to get the work done. He can spend it all down the pub if he so wishes and it's none of your business.
Yes that is rather sickening and im sure he knows that, thats why he is coming away with these ludicrous quotes and hope to get as much as he can.0 -

Not as much as it sounds. You wouldn't believe the work and effort i put in to get the place in good condition, im aware of the issues raised but overall the place was left in good condition and the carpets were cleaner than they were when i moved in.Personally I would dispute it all (minus £750 rent you owe), let the DPS decide what is fair.
Thanks for your reply. Does the landlord need photographic proof that is was in good condition at the start of the tenancy? Or is the fact its not mentioned in the inventory, which i signed, an indication these things were fine when i moved in? Yes it was probably laid fine at some point but over time lots of lumps and bumps have appeared due to the concrete floor underneath crumbling and causing this. Thats what causes me to tear it because of the large mound.0 -
