Tenancy application headache

I have the worst of headaches that I could use a little advice on.

I was between contracts for a few months and was on Jobseekers in the meantime. I've started a job that pays well but I'm not going to be paid until months' end. As my new job is in a different city, I've been staying with a friend while I sort out a place to stay more permanently. Found a place I really like that fits my requirements and I've paid the letting agent's fee after going through what I needed to show with them. At least, that's what I thought.

Here's where the headache comes. I have no trouble paying the deposit, meeting the income requirements, job reference, former landlord reference, credit check, -- everything is kosher. But... the last three months' payslips has me worried. At the end of the month, I'll have a physical payslip that's great. Until then, I don't. I'm not relying on housing benefit or any other state aid to pay my rent, but I'm really kicking myself for not double-checking that having been a previous recipient of aid wouldn't count against me.

What, if anything, can I do?

  • Would it be enough just explaining to the letting agent/landlord that you just started a new job and therefore can't provide 3 payslips but can show a contract/letter from HR confirming your employment and earnings? Also offer to show your bank statements for the last 3 months (or longer if you can) to prove you have enough money in the bank to cover rent etc. Just because you were receiving benefits in the past doesn't mean you need them now. You should have a letter from job centre etc confirming that the payments stopped. Or you could offer to pay 6 months rent in advance (if you can, that is) - this option seem to work for self-employed and anyone else having trouble proving regular income.
