Land Registry help

I have bought a plot of land which was historically part of a wartime airfield and over the years has been developed and boundaries shifted. The plot has 3 title deeds the main part and two small pieces not accessable except via my plot, one of which was a small air raid shelter. We have insurance in case of any problems and witnessed documents stating the continuous occupation since 1972. Is it possible to register this as one title deed please?

We don't routinely amalgamate titles as having 1, 2, 3 or more makes no significant difference from a registration or ownership perspective. So any amalgamation is unnecessary 'extra work'.“Official Company Representative

If it would make it more straightforward when we sell on would it be possible to pay for the extra work to have one title?0

You can apply and pay a £40 fee but we have a backlog of work and I would expect us to reject the application as a result. As mentioned having a single title instead of 2 or 3 does not, in our view make it significantly more straightforward. If you believe that it does you would have to explain why in any application“Official Company Representative

If you had three titles when you sell wouldn't the buyers have to pay 3x fees to register them all in their name? As opposed to paying just the once for one amalgamated title?0

No - one Transfer deed but referring to all three titles. The registration fee is paid on the transfer deed. Not the number of titles.“Official Company Representative

Ah okay thank you. That's useful to know as I've just purchased a property with two titles and thought I'd be paying twice.0

If it is a service that you can pay for I would wish to do this, can you tell me what form I would need to complete.0

Form AP1 can be used to apply to update the register
Although a paid service we can reject. If we do then the fee is refunded.
And for additional emphasis re the 3 titles needing to be in identical ownership, held in the same capacity and all absolute titles. You did not comment on that point in your later posts“Official Company Representative
